CLIENT BACKGROUND

Joint Base Lewis-McChord (JBLM), located in Washington State, is one of the largest military installations in the United States. The site plays a vital role in military preparedness and daily operations for the U.S. Armed Forces. The facility in focus for this project was a historically significant structure that required both structural and aesthetic preservation during restoration.

PROJECT OVERVIEW

The JBLM project involved the complete restoration of the building’s exterior, including a full membrane roofing system and the replacement of sections of the wall insulation system. This facility, which houses an active fire station, had to remain fully operational throughout the duration of the work. The project scope covered thirteen different roof levels, each with unique challenges in terms of access, design, and leak management.

CHALLENGES

A key complexity of this project was the building’s historical status, which required all restoration work to maintain the original visual aesthetic. The roofing system had significant water ingress issues across multiple levels, with both the roof and parts of the wall insulation showing visible signs of degradation. Additionally, because the building remained occupied and operational—particularly by emergency response units—work had to be carried out with minimal disruption and strict adherence to safety protocols.

SOLUTION AND EXECUTION

The team installed a completely seamless and monolithic polyurea/silicone membrane at a thickness of 238 mils across all roof sections. For the facade, the EIFS wall system scheduled for restoration was not only protected with the color matched elastomeric coating, but all areas of water damage past the stucco were cut out and replaced before the top coat application. The work was conducted by a dedicated five-person crew over a six-week period, with a foreman managing day-to-day operations on-site to ensure precision, compliance, and quality control. The team followed strict restoration procedures to align with both the operational requirements of the facility and the guidelines for maintaining the building’s historical integrity.

PROJECT OUTCOME

The project was delivered on time and met all functional and aesthetic objectives. The client received a 20-year system warranty, and all previously identified leak issues were successfully resolved. The fire station’s operations continued uninterrupted during the restoration, and the results demonstrated the team’s ability to manage sensitive government projects with precision and care.
