In addition to the annual inspections, every three years, we will perform a full roof wash using hot water pressure washer equipment and roof scrubbers to remove built-up dirt and debris. This will keep the roof pristine and minimize degradation of the roof membrane’s surface caused by dirt and debris.
Once the roof membrane comes to the end of its useful life, we can restore the roof surface again by simply reapplying another layer of the seamless coating. Adhering to an inspection and maintenance plan is recommended for any flat or low-slope roof, whether it’s a traditional single-ply membrane (EPDM, TPO, PVC, etc.), metal roof with seams and fasteners, or a fluid-applied membrane.

It’s also important to ensure that any alterations, additions or installations on top of or through the roof are completed using appropriate products and following appropriate specifications and details. Failure to comply with specifications will void your roof warrant(ies).
- Visual inspection of all the roof seams, penetration details, curbs, transitions, eave/coping/drip edge details, and the field to ensure there are no slits, cuts, tears, gouges or other anomalies that may affect the roof’s performance
- Removal of debris and any other items from the gutters, drains and roof surface that may impact the roof’s integrity
- Inspection of all drain covers to ensure they are intact and free of debris
- Completion of necessary minor* repairs. Any major repairs or damages will be brought to the owner’s attention.

- Roof membrane and flashings: Check that all flashing membranes are in good condition, giving special attention around drains, equipment, penetrations and in waterways. Look for signs of stress, cracking, splitting, wrinkles, blisters, etc. If foreign objects such as balls, shoes, tools, branches, oils, chemicals, liquid, etc. are on the roof membrane, be sure to remove the objects, clean the roof membrane as needed, and closely inspect for any physical damage to the roof.
- Roof drains: Make sure that roof drains are clear and free of debris, and that drain covers are tight and properly fastened.
- Pitch pans: Watch for shrinkage of sealants, which cause water to sit on top of the pitch pan, and can result in rust, leaks and/or deterioration.
- Metal flashings: Look for signs of rust on metal flashings, counterflashings, copings, seams, joints and other areas. Treat areas as needed with a rust-inhibitive primer. Also double check that flashings are properly attached and sealed; re-secure and re-seal any damaged areas as needed.
- Gravel stops: Make sure that gravel stops and metal edging are properly fastened and secure. Pay special attention to possible wind damage or stress-related wear where the roof membrane meets the metal edging. Confirm that the membrane is thoroughly adhered and has no cracks or fishmouths.
- Penetrations: Look for signs of wear around roof penetrations. The base of penetrations should be completely sealed and attached to roof membrane.
- Expansion joints: Inspect expansion joints for any signs of degradation and wear. Metal components should be properly fastened and secured, and the flexible cover should be resilient and free of defects.
- Roof equipment and accessories: Examine all rooftop equipment and accessories, HVAC equipment, joints in HVAC ducting, skylights, etc., for deterioration or signs of leaking.
- Roof coating: Check the roof surface coating for signs of checking, cracking, peeling, etc., especially in areas prone to standing water.

- Limit roof access to authorized personnel only.
- Maintain a log of all visitors and maintenance personnel accessing the roof, including any service work.
- Avoid accessing the roof during extremely hot or cold weather, which can increase the risk of roof membrane damage.
- Install a walkway system from all roof access points to and around all rooftop equipment that is accessed on a regular basis. The walkway system will protect the roof membrane from excessive wear and tear caused by foot traffic, and is a proactive and economical way to prevent costly damage and repairs.
- Snow/ice stope are recommended on all sloped roofs to ensure sliding ice does not compromise the membrane/coating.
