PREPARE & REPAIR
First, we perform a comprehensive visual inspection of the roof to assess any noticeable weak spots or damage. If we find an indication of water damage, we use a thermographic camera to determine the extent of the damage.

We then remove and replace any damaged materials and wet insulation, and make any other necessary repairs to the existing roof, ensuring it is sound and dry. Finally, we thoroughly pressure wash the roof surface to remove any dirt and debris that would compromise the adhesion of our seamless coating to the existing roof.

RESTORE & RESEAL
Once the roof is carefully prepared, we are ready to apply the restorative, seamless coating. First, we stripe-coat all of the seams, penetrations and edging to build up the strength of the weak spots in the existing roof material.
 
Next, we apply a ¼” base coat of expandable liquid membrane. This seamless coating, designed to perform in tough climates, expands and contracts in the Pacific Northwest's varied conditions. This base coat effectively seals out water, providing a thick, redundant, hard surface coating across the entire roof.

PROTECT & MAINTAIN
We finish with a protective top coat, which may be silicone, urethane or acrylic, depending on the specific customer’s needs and budget. Our recommendation is the bright white, UV coating. The reflectivity of the white roof coating causes harmful UV rays to bounce off of the roof, reducing the damaging process of thermal cycling, where the heat of the sun compromises the strength of the roof material through expansion and contraction.
 
In order to maintain the seamless membrane, maintenance is necessary. We provide each customer with a customized maintenance plan to maximize your roof’s useful life. Maintenance can be performed either by your staff or by Pacific Roof Restorations. Any punctures or tears in the membrane should be fixed promptly by applying a coat of silicone overtop. When properly maintained, the roof coating will easily last the duration of its determined life.
 
We offer up to 25-year warranties, which are renewable with regular inspections and maintenance. A significant benefit of our seamless roof restoration process is that the top coat can simply be reapplied in future years to renew your warranty and ensure your roof lasts the life of the building.
